Built originally as the Royal Hotel on the corner of Darley Street and Upper Piccadilly. Ashlar sandstone with Jacobean details. Four storeys and attics, fronts with two bays and shaped gables, a canted bay on the corner, and a further bay on Darley Street. The windows in the upper floors are mullioned and transomed, with pulvinated friezes and shaped pediments. The gabled wings contain arches that frame the windows, and the narrow bay in Darley Street has three windows in each upper floor. By 1971 Marshall and Snelgrove occupied the ground floor, modern shop fronts replacing the original designs."Royal Hotel" and "1887" appear in gable.
